Shanghai K11 Art Shopping Mall: Art, Humanities, Nature< /strong>

In 2002, kokaistudios received the first commercial center project "Shanghai New World Tower". At that time, kokaistudios frankly said I am not an expert on commercial centers, but I have a lot of insights into urban transformation.

The original building of K11 was a "failed" building on Huaihai Middle Road in Shanghai. The entire floor height was very low. , the passenger flow is sparse, but the developers have a very clear idea. They do not want to be a purely commercial space, but want to bring the "K11" brand concept of art, humanity, and nature to China.

So when I first designed K11, I didn’t make any commercial plan, but wanted to tell a story. A man was walking in a big city and saw the stars in the sky. He followed the trajectory of the stars to an oasis. While exploring the oasis, he went deep into the forest and saw a lake, and then he swam After entering the lake, when he finally got ashore and saw the whole of Shanghai, he realized that he had seen all this in K11.

  After that, all the work focused on how to turn this story into a reality, so the three important points are about art, nature and humanities. Art can be seen from above in K11, and nature is to introduce nature into K11. The Humanities Association focused more on the facade of the building. During the facade restoration, they hoped that the K11 brand would be stronger than some surrounding shopping mall brands, so they put a lot of effort into the restoration.

According to the story setting, the logo lights of K11 are the stars in the sky. This is what attracts people to K11 inside. The oasis is the inner courtyard of K11. New World Developers hopes to make the inner courtyard a space that can be enjoyed by the public, so the waterfall on the facade is also a reflection of public space.

The concept of forest is to introduce people to underground space. In fact, underground space is often a commercial center and is not easy to attract people. place, but kokaistudios hopes to make it a K11 feature, so the green walls and downward-guiding elevators are all designed to lead people to the underground space. At the same time, Kokaistudios breaks the boundaries between indoor and outdoor and brings nature indoors, where it is difficult to tell whether people are outside or inside.

  The space on the upper level is called an urban farm, where vegetables are grown. The top floor is a mountaintop space, where you can have drinks, catering or night activities, overlooking the entire Huaihai Road.

Finally, although there are more commercial spaces in Shanghai now and they are larger than K11, K11 has always been Shanghai A very famous one in the commercial space, which is what kokaistudios wants to see.

Shanghai Shimao Plaza: The Story of an “Urban Theater”< /strong>

In the six years since K11, we have received approximately 200 project requests. The owner hopes to build a new K11. But kokaistudios didn’t want to do the same thing, but wanted to do something different, so in 2006, it received the project to renovate Shanghai Shimao Plaza.

The geographical location of the Shanghai Shimao Plaza project is very advantageous. It is at the intersection of Nanjing East Road and People’s Square. The square faces Nanjing East Road, but with such a good orientation, this project is sparsely populated. The entrance space is a super small place, very inconspicuous, and the connection between the city and this building is completely cut off.

So the story we want to tell this time is about "Urban Theater". We focus on two First, one is about the "patio", which is part of the project itself and cuts the entire building into six different parts; the second one focuses on the "stage", which allows the project to communicate and communicate between the building and the city. space.

Therefore, the first step in the renovation is to make the patio look eye-catching to attract crowds. kokaistudios did not focus on the square. , but placed in the space along the street so that people can see it and become a living sign that attracts crowds.

Regarding the stage, Kokaistudios built a stage-like frame. This is what is often called a "framed scene" in architecture. ". So the current square is a real square, surrounded by some flagship stores and high-end boutiques, where people can really gather here to do some activities.

  Kokaistudios was famous for its catering business and would design unique journeys for customers of each catering brand. Later, it also treated the Shanghai Shimao Plaza project with the same attitude and created a unique journey for tourists.

First, divide the incoming crowd into three types:

The first definition is tourists who are visiting Shanghai and walking on Nanjing East Road without entering Shimao Plaza, but You will definitely be attracted;

The second type is called the audience. They are people who really live in Shanghai. They know Shimao Plaza and come here. Know clearly what you want to find;

The third definition is an actor who works or lives around the square, wanders around the square every day and is very familiar with this place.

So how to connect these three types of customers in the end? The "theater red carpet" through design.

So people will be directly attracted by the red flying ladder on Nanjing Road. This red flying ladder has two functions. , the first function is to transport people from the ground to the third or fifth floor; the second function is to guide people to the top, so the square is truly an open and complete space.

Since part of the building is six floors and part is nine floors, when the flying ladder goes directly from the first floor to the third floor, people will default to the third floor as the first floor. Moreover, standing on it and looking down will produce a dramatic effect of "moving through the scenery", overlooking the overall environment of the square.

kokaistuidos wanted to design a space with the concept of "urban theater", so he chose elements, such as wooden grilles, The red carpet style flying ladder is all designed to fit the "theater" theme. The foyer of the theater is set up, where people can wait to gather, and the boundaries between indoor and outdoor are blurred.

There will be a special entrance for people living in the surrounding area, which we define as the "backstage" of the theater "The feeling of this space is completely different from that of the stage. It is more mechanized and a little cold. Moreover, the skylight is brought in, which enhances the introduction of natural light from the patio.

Because we wanted to build a theater, we finally designed a real small theater with a screen for screenings or lectures. Something like that.

After the renovation of this building was completed, it encountered a lot of challenges. Many fellow designers said that the streamlines were not clear. But in fact, Kokaistudios does not want to take everyone to different stores, but to create a journey with different feelings.

BecauseThe purpose of providing physical shopping malls is to provide some spaces where people can truly immerse themselves. This is what distinguishes them from online stores. Therefore, within four months of its opening, Shimao Plaza welcomed about 6 million people.

Beijing COFCO Plaza: Inverting space, blurring the boundaries between business and office

COFCO Plaza is located on Jianguomen Street, very close to the Forbidden City. This building includes two towers. There is an office space and a furniture mall in the middle, so kokaistudios needs to build this place into an office and commercial space.

When conducting graphic research before telling the story this time, kokaistudios hoped to combine the COFCO Plaza’s LOGO with China’s focus on food Agricultural ideas to create a unique space.

Because it is very close to the Forbidden City, some traditional Chinese classical elements will be used, and the client is mainly engaged in food production. , so it can provide some landscape views.

The first thing to do in the renovation is to break down the facade, soBecause the facade was basically fully enclosed before, but people needed to have some contact with the outside world, so the scale of the atrium was slightly enlarged to coordinate with the two adjacent ones.

Very clear horizontal and vertical texture lines, the light can make the office space brighter. The current facade looks like a tree because the first floor is elevated.
